General Manager, Property

$95,000 to $130,000 Austin, TX Full-Time On-Site

This is the seat where the buck stops on a property. The budget, the team, the guest experience, the owner relationship, all of it runs through you. If something goes wrong at 11pm, you are the person who hears about it and the person who fixes it.

You will not be managing through a regional structure or waiting on corporate to approve a decision. Our owners are hands-on and in the building, so you will be working directly with them. That means more autonomy than most GM roles and more accountability along with it.

What You'll Do

  • Own the P&L. Build the budget, hold to it, and explain the variances honestly. You are responsible for the number at the bottom, not just the ones above it.
  • Lead the on-site team. Hire, train, schedule, and develop the people who run the property day to day. Set the standard and hold the line on it.
  • Own the guest experience. Walk the property daily. Catch what a guest would catch before they do, and fix the systems that let it slip.
  • Manage vendor relationships. Contracts, service levels, and renewals. You negotiate and you hold vendors to what they promised.
  • Report to owners. Monthly performance, occupancy, spend, and the honest version of what needs attention. No polish over problems.
  • Handle what breaks. Staffing gaps, maintenance emergencies, escalated guest issues. This is a job where things go sideways and someone has to be steady.

What We're Looking For

  • 5 or more years in property, hotel, or hospitality leadership, including time with real budget responsibility.
  • You have managed a team directly. Hired, trained, and had the hard conversations, not just held a title.
  • Financial literacy. You can read a P&L, find the line that is wrong, and explain what you are going to do about it.
  • Presence on the floor. The best GMs we have worked with are visible. This is not a desk role.
  • Straight communication. Owners get the real picture from you, including the parts that are not going well.
  • Availability when it matters. Properties do not keep office hours, and neither does this role entirely.

Do Not Count Yourself Out

If you do not tick every box up there, apply anyway. We would rather bring in someone who genuinely wants a better path and train them properly than hold out for the longest resume in the pile. Most of the people who have done well here did not arrive knowing everything.

Training is paid and it is part of the job, not a favor. Show up wanting to learn and we will do our part.

Nice to Have

  • Experience with luxury or upper-upscale properties.
  • Background across both hospitality and residential property management.
  • Familiarity with PMS platforms and revenue management tools.
  • Existing vendor or partner relationships in the Austin market.

Compensation & Details

The base salary range for this role is $95,000 to $130,000, depending on experience and the scope of the property assigned. The role is full-time and based in Austin, TX, on-site, with occasional travel to our Miami and Dallas properties.
